With panoramic views to Te Hauturu-o-Toi (Little Barrier Island), this coastal landscape unites two neighbouring properties into a single, cohesive estate, seamlessly aligned with contemporary architectural renovations led by Sumich Chaplin Architects.
Details
Developed in close collaboration with the client, the site highlights their desire to avoid straight lines, but rather, to embrace undulating, flowing curves. This concept is supported by the client’s preference for layering sculptural plants for immediate impact and presence, responding to the exposed nature of the site and keeping it intentionally low to preserve the beach views from within.
The property is also designed to be used and enjoyed, navigating from elegant terraces to intimate outdoor rooms, balancing functionality with sophistication. A refined Palm Springs–inspired aesthetic informs materials and planting, while privacy is achieved through layered greenery, keeping uninterrupted sea views central.
From arrival to rooftop, the estate delivers a timeless, resort-like experience year-round.
